日本リテールファンド投資法人が、投資口の追加発行を行う。公募増資は1年半ぶり。発行口数は112,500口、オーバーアロットメントによる売出口数は2,500口。これにより発行後の投資口数は4.5％増の2,667,198口となる予定。 調達額は約258億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は「Gビル御堂筋01」等の都市型商業施設4物件、取得額は計351億円。本取得後のポートフォリオは4.6％増の8,868億円となる予定。 これらに伴い、業績予想を修正。増資及び物件取得が反映される第31期（平成29年8月期）は、10月に公表した業績予想に対し3.5％増益を見込む。更に内部留保取崩額を66百万円から175百万円へ増額し、投資口数が増加するも1口当たり分配金は4,250円と変わらない見通し。 併せて第32期（平成30年2月期）業績予想を発表。前期に取得する物件の通期稼働が寄与し、前期予想比3.2％増益を見込む。内部留保より37百万円を取り崩し、1口当たり分配金は4,330円と前期予想を1.9％上回る見通し。
