日本リテールファンド投資法人（JRF）が「Gビル高田馬場01」を追加取得する。物件は、山手線高田馬場駅より徒歩6分に位置する、平成25年竣工の商業施設。JRFは底地の準共有持分60％を既に保有しており、今回は残り40％と建物を取得する。取得額は35.45億円、テナントは15社、稼働率は100％。 一方、大阪、愛知に保有する郊外型商業施設及び底地計3件を売却する。3件の売却額は157.7億円。岸和田カンカンベイサイドモールは、近隣の商業施設との競合が激化し、核テナントであるスーパーのイズミヤが閉店し収益が低下したことにより売却を決定。売却損失5,325百万円が発生するが、併せてイオンモール東浦、寝屋川（底地）の2件を売却し、売却益5,667百万円と相殺する。 これらに伴い第29期（平成28年8月期）業績予想を修正。上記の物件入替えによる売却損益を反映し、4月に公表した業績予想に対し経常利益ベースで3.9％増益を見込むが、保有物件の大口テナントに過去に遡って賃料減額が発生。特別損失として575百万円を計上し、当期利益ベースで1.5％減益を見込むが、内部留保額を163百万円から324百万円に増額し、1口当たり分配金は4,250円と変わらない見通し。
