日本リテールファンド投資法人が、第28期（平成28年2月期）決算を発表した。第28期は、投資口の追加発行を行い「Gビル吉祥寺02」等都市型商業施設を中心に11物件を取得する一方、イオン5物件を売却。これにより都市型商業施設の保有割合が前期の23.9％から41.4％へ上昇。河原町オーパの訴訟和解金242百万円が発生するも、イオン5物件の売却益989百万円が寄与し、前期比1.7％増益。物件売却益のうち193百万円を内部留保とし、1口当たり分配金は4,200円となった。期末のポートフォリオは94物件、資産規模（取得額合計）は8,524億円、有利子負債比率は42.2％。第29期（平成28年8月期）は「Gビル銀座中央通り01」等4物件を取得する一方、「イオンモール香椎浜」を一部売却。物件売却益の減少や大規模リニューアルによる固定資産除却損の増加により、前期比2.1％減益を見込むが、内部留保より163百万円を取り崩し、1口当たり分配金は4,250円と前期を1.2％上回る見通し。続く第30期（平成29年2月期）は、修繕費が増加する一方、物件売却益の増加により、前期予想比5.5％増益を見込むが、428百万円を内部留保とし、1口当たり分配金は4,250円と前期予想と同水準となる見通し。
