日本リテールファンド投資法人（JRF）が、Gビル自由が丘01（B館）の建替えを発表した。物件は、東急東横線自由が丘駅より徒歩5分にある、昭和59年竣工の商業施設。JRFは平成17年に取得。築30年経過及び容積率の未消化を理由に、既存テナントの更改時期に併せ、JRFが自ら建替することをを決定した。総事業費589百万円を見込むが、建替え後のテナントと10年間の定期借家契約を予約契約済みで、隣接するA館を併せたNOI利回りは建替前5.2％から建替後5.9％へ向上する見込み。これに伴い解体費及び固定資産除却損計150百万円を第27期（平成27年8月期）及び第28期（平成28年2月期）に計上する予定だが、業績予想に織り込み済のため修正はなし。
