日本リーテルファンド投資法人が第18期（平成23年2月期）決算を発表した。第18期は、合併したラサール ジャパン投資法人からの受入資産のうち18棟を売却する一方、匿名組合出資持分2件を取得。また売却資金を借入金の返済に充て有利子負債比率を44.4%に引き下げた。売却により賃貸収入が減少するも、賃貸事業費用や支払利息の減少により経常利益ベースで前期比14.8%増益、負ののれんに伴う剰余金を活用せず、1口当たり分配金は3,968円となった。併せて、2棟の商業施設を投資対象とする合同会社の匿名組合出資持分（出資割合24.6%）を取得することを発表。第19期（平成23年8月期）は、前期の物件売却益がなくなること等より前期比23%減益、負ののれんによる剰余金の活用を見込まず1口当たり分配金は3,050円となる見通し。続く第20期（平成24年2月期）は前期予想比7.8%増益、分配原資は保有資産のリニューアルに伴う固定資産除却損相当分として剰余金より410百万を充当し、1口当たり分配金は3,533円となる見通し。
