日本リテールファンド投資法人が第17期（平成22年8月期）決算を発表した。第17期は、3月1日にラサール ジャパン投資法人と合併し、保有物件21棟を承継。また新規に7棟取得する一方、1棟売却を行った。これにより前期比16%増収、合併に伴う負ののれん7,072百万円を計上し当期利益は13,093百万円。分配金原資は負ののれんより283百万円を充当し6,173百万円、1口当たり分配金は3,657円となった。第18期（平成23年2月期）は、LJRより承継した物件のうち18棟を売却。これにより賃貸収入は減少するが、賃貸事業費用や金融関連費用の減少により経常利益ベースで10%増益、負ののれんの活用を見込まず、1口当たり分配金は3,828円となる見通し。続く第19期（平成23年8月期）1口当たり分配金は3,417円となる見通し。
