日本リテールファンド投資法人（JRF）が、横浜市戸塚区の商業施設を取得することを発表した。物件は、JR横須賀線「東戸塚駅」駅前にある3棟の複合ショッピングモール。平成11年9月竣工。西武百貨店、ダイエーを中心に多くの店舗が営業する。取得額505億円は、JRFのポートフォリオで最大規模の物件となる。テナントの西武百貨店、ダイエーとは20年間の賃貸借契約だが、平成15年に賃料減額訴訟が売主に提起され現在も係争中。JRFの購入に伴い売主に代わって信託受託者となる中央三井信託銀行が訴訟の当事者になる。JRFによれば、取得額・鑑定額には訴訟要因も考慮に入れているとのことだが、信託受益者となり訴訟の関係者となるため、具体的な内容は記されていない。
