ジャパンリアルエステイト投資法人が、物件入替えを行う。 取得する「3rd MINAMI AOYAMA」は、地下鉄外苑前駅より徒歩4分に位置する、2023年2月竣工、13階のオフィスビル。取得時点のテナントは13社、想定稼働率は83.1％。取得額は210億円。売主はスポンサーである三菱地所。 一方、売却する「JRE堂島タワー」は、大阪市北区堂島にある、1995年竣工のオフィスビル。売却額は334億円。売却先は非開示。2期に分割して売却する。売却益は132.2億円を見込む。 これに伴い第46期（2024年9月期）業績予想を修正。JRE堂島タワーの売却益6,670百万円が寄与し、11月に公表した業績予想に対し30％増益を見込む。売却益の一部を内部留保するも、1口当たり分配金は12,100円と7.1％増となる見通し。 なお、第47期（2025年3月期）に、残り売却益6,540百万円が計上される予定。
