ジャパンリアルエステイト投資法人が、投資口の追加発行を行う。公募増資は5年ぶり。 発行口数は35,200口、オーバーアロットメントによる売出口数は2,464口。これにより発行後の投資口数は2.7％増の1,422,874口となる予定。 調達額は約200億円を見込み、短期借入金の返済に充当する。 併せて2物件の取得を発表した。「新宿イーストサイドスクエア」は共有持分4％を追加取得し、これにより本物件の39％を保有する。「CIRCLES平河町」は、千代田区平河町にある、2021年竣工、11階建のオフィスビル。2物件の取得額は計102.8億円。売主はスポンサーである三菱地所。2物件取得後及び公表済の物件入替え後の4月3日時点のポートフォリオ全体の規模は1兆1,163億円となる。有利子負債比率は41.5％となる。 これらに伴い第43期（2023年9月期）業績予想を修正。新規物件の賃貸収益が寄与し、11月に公表した業績予想に対し4.5％増益を見込む。投資口数が増加するも、1口当たり分配金は11,500円と1.8％増となる見通し。 併せて第44期（2024年3月期）業績予想を発表した。晴海フロントの売却益残6,470百万円により、前期予想比7.6％増益を見込む。売却益の一部を内部留保とするも、1口当たり分配金は11,550円と前期予想比0.4％増となる見通し。
