ジャパンリアルエステイト投資法人が、第39期（2021年3月期）決算を発表した。 第39期における物件取得はなし。期末の稼働率は97.9％と前期比1.1ポイント低下し、賃料上昇率は鈍化した。前期に取得したリンクスクエア新宿が通期寄与する一方、オフィスの稼働率低下、店舗の賃料一時減額、修繕費の増加等により、前期比0.2％減益。当期より内部留保残高の1/20を目安に毎期分配する方針から、内部留保より119百万円を取崩し、1口当たり分配金は11,320円と前期比0.5％増となった。 期末のポートフォリオは73物件、資産規模（取得額合計）は1兆705億円、有利子負債比率は41.9％と前期より変動なし。 第40期（2021年9月期）は、「大塚東池袋ビルディング」を売却する。期末稼働率は97.0％と一段の低下を想定する。これによる賃貸収入の減少、水道光熱費や固都税の増加によりNOIは減少するが、物件売却益2,530百万円が寄与し、前期比6.9％増益を見込む。物件売却益により920百万円を内部留保とし、1口当たり分配金は11,350円と前期を上回る見通し。 第41期（2022年3月期）は、既存物件の賃料や水道光熱費収入の増加によりNOIは増加するが、前期の物件売却益がなくなるため、前期予想比8.6％減益を見込む。内部留保より160百万円を取崩し、1口当たり分配金は11,100円となる見通し。
