ジャパンリアルエステイト投資法人が、第34期（2018年9月期）決算を発表した。 第34期は、投資口の追加発行を行い「新宿フロントタワー」を取得する一方、「リットシティビル」を一部売却した。これによる賃貸収益の増加、物件売却益270百万円が寄与し、前期比8％増益。物件売却益のうち120百万円を内部留保とし、投資口数が5.8％増加するも、1口当たり分配金は9,495円と前期を1.7％上回った。 期末のポートフォリオは71物件、資産規模（取得額合計）は1兆146億円、有利子負債比率は40.2％。 第35期（2019年3月期）は、前期の物件売却益がなくなるため、前期比0.3％減益を見込むが、1口当たり分配金は9,550円と、内部留保を行った前期に対し0.6％上回る見通し。 第36期（2019年9月期）は、固都税が増加するが、テナント入替えや賃料増額改定により、前期予想比0.7％増益を見込み、1口当たり分配金は9,620円となる見通し。 マーケット賃料の上昇に伴い、賃料ギャップが拡大していることから、今後も増額改定が進む見通し。
