ジャパンリアルエステイト投資法人が、投資口の追加発行を行う。公募増資は3年ぶり。 発行口数は69,000口、オーバーアロットメントによる売出口数は6,900口。これにより発行後の投資口数は5.8％増の1,385,210口となる予定。 調達額は約400億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、地下鉄東新宿駅に直結する平成24年竣工の「新宿イーストサイドスクエア」の共有持分13.4％と、北新宿にある平成23年竣工の「新宿フロントタワー」の共有持分27.2％。ともにスポンサーである三菱地所による開発。2物件の取得額は計504億円。これによりポートフォリオ全体の規模は5.2％増の1兆152億円となる。 これに伴い第34期（平成30年9月期）業績予想を修正。2物件取得により、11月に公表した業績予想に対し7.0％増益を見込む。投資口数が増加するも、1口当たり分配金は9,100円と1.1％上回る見通し。 併せて第35期（平成31年3月期）業績予想を発表。新宿フロントタワーの通期稼働等により、前期予想比2.1％増益を見込み、1口当たり分配金は9,300円となる見通し。
