ジャパンリアルエステイト投資法人（JRE）が、スポンサーである三菱地所と物件の入替えを行う。 JREが売却する物件は、渋谷駅より徒歩5分に位置する、昭和51年竣工、32階建の渋谷クロスタワー（旧・東邦生命ビル）の建物部分。売却額は100億円。築41年を経過し、修繕対策が課題であった。スポンサーである三菱地所より打診を受け、建物のみ三菱地所に売却し、土地はJREが継続保有し、三菱地所より地代を受領する。 JREは建物を売却する代わりに、三菱地所が開発した日本橋の新築のオフィスビルを取得する。取得する物件は、地下鉄日本橋駅より徒歩1分に位置する、平成26年竣工、10階建のオフィスビル。取得額は175.6億円、想定NOI利回りは3.5％。 なお、将来的に渋谷クロスタワーを再開発し三菱地所が売却する場合には、JREは優先交渉権を持つ。 本物件入替えに伴い売却益が発生するが、内部留保を予定するため、業績予想の修正はなし。
