ジャパンリアルエステイト投資法人（JRE）がオリジネーターである三菱地所と物件の交換を行う。JREが保有する三菱総合研究所ビルヂングを、三菱地所が現保有する三菱UFJ信託銀行本店ビルと交換する。JREは、三菱UFJ信託銀行本店ビルの土地部分を圧縮記帳を行い、三菱総合研究所ビルヂングの売却益のうち約144億円相当を差し引く。交換による売却益約470百万円は、第11期（平成19年3月期）に計上される。 これに伴い、第11期の業績予想を修正した。従来予想に対し5.6%増益、1口当たり分配金は17,460円となる見通し。
