伊藤忠アドバンス・ロジスティクス投資法人が、投資口の追加発行を行う。公募増資は2018年9月上場後初めて。 発行口数は123,357口、オーバーアロットメントによる売出口数は5,500口。これにより発行後の投資口数は36％増の486,000口となる予定。 調達額は136億円を見込み、併せて発表した物件の取得資金とする。 取得する物件は、千葉県印西市の「アイミッションズパーク印西」の追加持分、柏市の「アイミッションズパーク柏2」の2物件、取得額は計252.7億円。取得後の資産規模は43％増の841億円となる。 これに伴い第4期（2020年7月期）業績予想を修正。新規2物件の収益が寄与し、昨年9月に公表した業績予想に対し41.9％増益を見込む。投資口数が増加するも、1口当たり分配金（利益超過分配金含む）は2,382円と3.1％増となる見通し。 併せて第5期（2021年1月期）業績予想を発表。新規2物件の通期稼働により、前期予想比6.2％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,497円となる見通し。 有利子負債比率は、第4期末に42％程度、第5期末に41％程度を想定。
