伊藤忠アドバンス・ロジスティクス投資法人が、9月7日に東証に上場する。 スポンサーである伊藤忠グループにとっては、住居特化型REITであるアドバンス・レジデンス投資法人に次いで2本目のREITとなる。 伊藤忠グループは、2004年より物流施設の開発及び運用に参入し、総合商社の強みを活かしたテナントリーシング力を持つ。これらのスポンサーサポート及びREITの運用経験を活用して、新たに物流施設特化型REITを運用する。 上場時のポートフォリオは「アイミッションズパーク印西」等、首都圏の物流施設7物件、資産規模は538億円。全て伊藤忠グループによる開発。平均鑑定NOI利回りは5.0％、平均築年数は1.9年。更に伊藤忠グループより5物件の優先交渉権を持つ。 上場時に投資口356,143口の発行、オーバーアロットメントによる売出15,857口を行い、調達額は356億円を見込む。IPOブックビルディングは8月23日～8月29日。
