タカラレーベン不動産投資法人が、投資口の追加発行を行う。公募増資は2期連続となる。 発行口数は123,810口、オーバーアロットメントによる売出口数は6,190口。これにより発行後の投資口数は16.6％増の910,820口となる予定。 調達額は117億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「ラグゼナ八王子南町」等、住宅7物件、ホテル3物件の計10物件、取得額は計240.37億円。これにより取得後のポートフォリオ全体の規模は16％増の1,734億円となる。 これらに伴い第14期（2025年2月期）業績予想を修正。上記10物件の収益が寄与し、4月に公表した業績予想に対し16％増益を見込む。内部留保の一部を取崩す一方、投資口数が増加するため、1口当たり分配金は2,700円と変わらない見通し。 併せて第15期（2025年8月期）業績予想を発表。上記10物件が通期寄与するが、固都税や支払利息の増加により、前期予想比0.8％減益を見込む。内部留保取崩額を増額し、1口当たり分配金は2,700円と前期予想と同額となる見通し。 引き続きスポンサーであるMIRARTHホールディンググループのサポートを強化し、資産規模目標を3,000億円を目指す。
