タカラレーベン不動産投資法人が、投資口の追加発行を行う。公募増資は2期連続。 発行口数は48,735口、オーバーアロットメントによる売出口数は4,000口。これにより発行後の投資口数は8.3％増の691,335口となる予定。 調達額は47億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「TLRレジデンス両国」等、住宅8物件、取得額は計106.45億円。これにより取得後のポートフォリオ全体の規模は8.8％増の1,316億円となり、住宅の占める割合が31％から37％へ上昇する。 これらに伴い第11期（2023年8月期）業績予想を修正。新規8物件の賃貸収益が寄与し、10月に公表した業績予想に対し9.7％増益を見込む。内部留保の一部を取崩し、投資口数が増加するも1口当たり分配金は2,600円と1.8％増となる見通し。 併せて第12期（2024年2月期）業績予想を公表した。増収や管理費の減少により前期予想比3.3％増益を見込む。内部留保を使わず1口当たり分配金は2,623円と前期予想比0.9％増となる見通し。
