タカラレーベン不動産投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は63,600口、オーバーアロットメントによる売出口数は4,500口。これにより発行後の投資口数は11％増の638,600口となる予定。 調達額は67億円を想定し、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「ラグゼナ北千住」等住宅8物件、商業施設1物件の計9物件、取得額は計111.85億円。これにより取得後のポートフォリオ全体の規模は9.8％増の1,247億円となり、住宅の投資比率が30.7％へ上昇する。 これらに伴い業績予想を修正。 第10期（2023年2月期）は、上記9物件取得により、4月に公表した業績予想に対し12.7％増益を見込む。内部留保の一部を取崩し、投資口数が増加するも、1口当たり分配金は2,710円と0.4％増となる見通し。 第11期（2023年8月期）は、上記9物件の通期稼働により、前期予想比3.5％増益を見込むが、内部留保の取崩しを行わないため、1口当たり分配金は2,554円と前期予想比5.8％減となる見通し。
