タカラレーベン不動産投資法人が、物件入替えを行う。 取得する物件は、JR京浜東北線磯子駅より徒歩2分に位置する、1997年竣工、9階建、低層階に銀行店舗が入る住宅。8月末の稼働率は100％。取得額は19億円。 一方、売却する物件は、新大阪及び長野市に上場時から保有するオフィスビル計2物件。2物件の売却額は計47.78億円。 これに伴い業績予想を修正。 第8期（2022年2月期）は、長野セントラルビルの売却損156百万円が発生するが、サムティ新大阪センタービルの売却益518百万円により、差引き362百万円の売却益が発生する。これにより13日に公表した業績予想に対し13％増益を見込む。物件売却益の一部を内部留保とし、1口当たり分配金は3,100円と3.3％増となる見通し。 第9期（2022年8月期）は、上記入替えに伴う賃貸収入の減少に伴い、前回予想比0.5％減益を見込む。内部留保の取崩額を増額し、1口当たり分配金（利益超過分配金含む）は2,900円となる見通し。
