タカラレーベン不動産投資法人が、物件入替えを行う。 取得する物件は、JR山手線代々木駅より徒歩3分にあるオフィスビルと、広島県尾道市にある商業施設イオンスタイル尾道の底地。2物件の取得額は計27.5億円。 一方、売却する物件は、港区南青山にある都市型商業施設。売却額は72.1億円。2期に分割して売却する。 これに伴い第6期（2021年2月期）及び第7期（2021年8月期）業績予想を修正。 第6期は、売却物件の賃貸収益が減少するが、売却済の3物件と併せて売却益計188百万円を計上し、10月に公表した業績予想に対し3.3％増益を見込む。1口当たり分配金（利益超過分配金含む）は3,100円となる見通し。 第7期は、売却した物件の賃貸収益がなくなるが、上記2物件取得による賃貸収益、物件売却益428百万円が寄与し、前回予想比10.7％増益を見込む。1口当たり分配金（利益超過分配金含む）は3,100円となる見通し。 なお、有利子負債比率は第6期末及び第7期末ともに45.9％と、第5期（2020年8月期）と同水準を想定。
