タカラレーベン不動産投資法人が、投資口の追加発行を行う。2018年7月上場後初めての増資となる。 発行口数は117,000口、オーバーアロットメントによる売出口数は5,850口。これにより発行後の投資口数は33.9％増の462,500口となる予定。 調達額は120億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、住宅2物件、ホテル1物件、商業施設及び底地3物件の計6物件、取得額は計223.3億円。 既に公表済の物件入替と併せ、取得後の資産規模は856億円と第2期（2019年2月期）より33％増となる。 これに伴い第4期（2020年2月期）業績予想を修正。6物件取得に伴い、7月17日に公表した業績予想に対し、37.7％増益を見込む。投資口数が増加するも、1口当たり分配金（利益超過分配金含む）は3,600円と2.9％増となる見通し。有利子負債比率は46.5％想定。 併せて第5期（2020年8月期）業績予想を発表。6物件が通期寄与するが、前期の物件売却益がなくなるため、前期予想比13.9％減益を見込み、1口当たり分配金（利益超過分配金含む）は3,100円となる見通し。有利子負債比率は46.6％想定。
