ザイマックス・リート投資法人が、第14期（2025年2月期）決算を発表した。 第14期は、「からくさホテル札幌」を取得、「ザイマックス三田ビル」を売却した。物件売却益154百万円が寄与し、前期比12％増益となり、1口当たり分配金は3,728円となった。 期末のポートフォリオは18物件、資産規模（取得額合計）は438億円、有利子負債比率は40.9％。 第15期（2025年8月期）は、前期の物件売却益がなくなるため、前期比15％減益を見込み、1口当たり分配金は3,160円となる見通し。 第16期（2026年2月期）は、ヴィータ聖蹟桜ヶ丘の原状回復費収入により増収となるが、同物件の原状回復費や修繕費等の増加により、前期予想比0.6％減益を見込み、1口当たり分配金は3,140円となる見通し。 なお、「ヴィータ聖蹟桜ヶ丘」は現テナントとの賃貸借契約が8月に終了となるが、スポンサーのザイマックスと2年間の固定賃料マスターリース契約を締結済。ザイマックスがテナントを誘致し、10月末にリニューアルオープンの予定。
