ザイマックス・リート投資法人（XRI）が、「からくさホテル札幌」を取得することを発表した。 物件は、札幌市営地下鉄すすきの駅より徒歩5分に位置する、2017年竣工、スポンサーであるザイマックスグループが運営する宿泊特化型ホテル。XRIは準共有持分の20％を取得する。ホテルオペレーターであるからくさホテルズと最低保証賃料+売上連動の変動賃料の定期賃貸借契約（契約期間30年間）を締結する。取得額は10.6億円。 これに伴い第14期（2025年2月期）業績予想を修正。上記物件の収益を反映し、7月に公表した業績予想に対し1.7％増益を見込み、1口当たり分配金は3,631円となる見通し。 なお、XRIの保有物件である「ヴィータ聖蹟桜ヶ丘」の賃貸面積の72.5％を占めるエンドテナントであるイオンモールが2025年8月末に退店することを発表した。これに伴いスポンサーであるザイマックスを後継テナントとして協議を開始。マスターリース契約の見直しやリニューアルを含めて検討する予定。
