ザイマックス・リート投資法人が、第11期（2023年8月期）決算を発表した。 第12期は、商業施設の開発案件を裏付資産とする特定目的会社の優先出資証券を取得した。ホテルの変動賃料が寄与する一方、固都税や修繕費の増加により、前期比2.9％減益。1口当たり分配金（利益超過分配金含む）は3,166円となった。 期末のポートフォリオは18物件、資産規模（取得額合計）は434億円、有利子負債比率は40.9％。 第12期（2024年2月期）は、引き続きホテルの変動賃料が増加する一方、リーシング費用や支払利息、融資関連費用の増加により、前期比1.6％減益を見込み、1口当たり分配金は3,115円となる見通し。 第13期（2024年8月期）は、オフィスや商業施設が増収となる一方、修繕費や固都税の増加により、前期予想比0.8％減益を見込み、1口当たり分配金は3,091円となる見通し。
