ザイマックス・リート投資法人が、第10期（2023年2月期）決算を発表した。 第10期における物件取得はなし。ポートフォリオの58％を占めるオフィスの期末稼働率は99.2％と前期と同じだが、フリーレントを反映した実質稼働率は98.7％と前期より0.5ポイント低下した。ホテルの変動賃料や物件売却益の減少により、前期比18.9％減益、1口当たり分配金は3,262円となった。 なお、ホテルビスタ仙台の変動賃料は、過去1年間のGOP平均を基準として月毎に算出する。収益計上時期が後ずれするため、第11期以降収益が改善する。 期末のポートフォリオは18物件、資産規模（取得額合計）は434億円、有利子負債比率は40.8％。 第11期（2023年8月期）は、オフィスの期末稼働率及び実質稼働率ともに98.8％を想定する。オフィスの賃貸収入及びホテルの変動賃料が増加するが、固都税や修繕費の増加により、前期比5.7％減益を見込み、1口当たり分配金は3,074円となる見通し。 第12期（2024年2月期）は、修繕費が減少する一方、リファイナンスに伴い融資関連費用や支払利息の増加を想定し、前期予想比2.1％減益を見込み、1口当たり分配金は3,010円となる見通し。
