ザイマックス・リート投資法人が、第8期（2022年2月期）決算を発表した。 第8期は、日本都市ファンド投資法人と物件入替えを行い、「バロー勝川店」の底地を取得する一方、「ルネッサンス21千早」を一部売却した。 オフィスの期末稼働率は98.8％と前期比+4.5ポイントと大幅改善した。前期に取得した物件の通期稼働、前期に固定賃料を通期免除したホテルビスタ仙台の固定賃料復活、ルネッサンス21千早の売却益219百万円計上等により、前期比34.3％増益。1口当たり分配金は3,896円となった。 期末のポートフォリオは16物件、資産規模（取得額合計）は372億円、有利子負債比率は38.1％。 第9期（2022年8月期）は、投資口の追加発行を行い、「ザイマックス札幌大通ビル」等3物件を取得する一方、「ルネッサンス21千早」の残持分を売却する。オフィスの期末稼働率は99.2％を想定。新規物件の収益が寄与し、前期比10.9％増益を見込む。投資口数が11.8％増加により、1口当たり分配金は3,867円と前期比0.7％減となる見通し。 第10期（2023年2月期）は、前期の物件売却益がなくなるため、前期予想比20％減益を見込む。1口当たり分配金は3,091円となる見通し。 増資後の資産規模は434億円に拡大した。今後は従来以上のスピードで更なる成長を目指す意向。
