ザイマックス・リート投資法人が、投資口の追加発行を行う。公募増資は2018年2月上場後初となる。 発行口数は25,000口、オーバーアロットメントによる売出口数は1,250口。これにより発行後の投資口数は11.8％増の249,650口となる予定。 調達額は30億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、北海道札幌市及び東京都江東区にあるオフィスビル、江戸川区にある住宅。計3物件の取得額は76.11億円。これにより新規3物件取得及び1月公表済の物件入替え後のポートフォリオ全体の規模は434億円となり、第7期（2021年8月期）より23％増加する。 これらに伴い第9期（2022年8月期）業績予想を修正。新規3物件の収益が寄与し、1月に公表した業績予想に対し12％増益を見込む。投資口数が増加するも、1口当たり分配金は3,845円と前回予想を0.3％上回る見通し。 併せて第10期（2023年2月期）業績予想を公表。新規3物件の収益が寄与するが、前期の物件売却益の反動減により、前期予想比19.8％減益を見込み、1口当たり分配金は3,080円となる見通し。 有利子負債比率は第9期末に41.1％、第10期末に40.8％と、第7期末の36.1％から上昇する想定。 増資後の1口当たり巡航分配金の水準は3,143円となり、10月時点より4.3％増加する見込み。
