CREロジスティクスファンド投資法人が、第13期（2022年12月期）決算を発表した。 第13期は、「ロジスクエア狭山日高」を追加取得する一方、「ロジスクエア千歳」を売却した。物件売却益1,807百万円が寄与し、前期比93.9％増益。売却益を全額分配することにより、当期は利益超過分配を行わず、1口当たり分配金は6,274円となった。 期末のポートフォリオは19物件、資産規模（取得額合計）は1,369億円、有利子負債比率は43.0％。 第14期（2023年6月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなるため、前期比47.7％減益を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,626円となる見通し。 第15期（2023年12月期）は、賃料増額、リーシング費用の減少により、前期予想比1.0％増益を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,661円となる見通し。 併せてスポンサであるシーアールイーより「ロジスクエア一宮」等開発物件3物件の優先交渉権を取得したことを発表。 物件売却に伴う借入金返済により有利子負債比率が一時的に低下したため、今後は借入金を活用して物件取得を行い、当面の有利子負債比率44％を目安とする方針。
