CREロジスティクスファンド投資法人が、7日上場した。 初値は104,500円とIPO発行価格110,000円を5％下回ったが、終値は110,000円を回復した。 IPOによる調達額171億円と借入金123億円により、物流施設4物件（取得額計282億円）を取得。既に取得済の2物件と併せて資産規模は448億円となる。更に2月に竣工予定の「ロジスクエア鳥栖」（取得額28.8億円）を4月に取得予定。 これに伴い、第4期（平成30年6月期）、第5期（平成30年12月期）、第6期（平成31年6月期）業績予想を発表。 第4期は、7物件の賃貸収益により、当期純利益511百万円を見込む。なお、当期減価償却費の30％相当額を毎期利益超過分配とする。これにより1口当たり分配金（利益超過分配金含む）は2,540円となる見通し。 第5期は、第4期に取得した物件の通期稼働により、前期予想比32.3％増益を見込み、1口当たり分配金（利益超過分配金含む）は3,297円となる見通し。 第6期は、上場時に取得した物件の固都税の費用化に伴い、前期予想比12.3％減益を見込み、1口当たり分配金（利益超過分配金含む）は2,940円となる見通し。 なお、有利子負債比率は、第4期末が49.4％程度、第5期末及び第6期末が47.7％の見通し。
