三菱地所物流リート投資法人が、第13期（2023年2月期）決算を発表した。 第13期は、投資口の追加発行を行い、「ロジスタ・ロジクロス茨木彩都A棟」等8物件を取得した。これにより前期比15.2％増益。投資口数が11.9％増加するも、1口当たり利益分配金は前期比2.9％増。増資による希薄化に対して利益超過分配を減価償却費の32.8％相当に増額し、1口当たり分配金（利益超過分配金含む）は7,628円となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は2,616億円、有利子負債比率は38.6％。 第14期（2023年8月期）は、固都税が増加する一方、前期に取得した物件の通期稼働により、前期比1.5％増益を見込む。既存物件の一時的な減収や修繕費の増加に対し、利益超過分配を減価償却費の34.9％相当に増額し、1口当たり分配金（利益超過分配金含む）は7,832円となる見通し。 第15期（2024年2月期）は、賃料増額により、前期予想比1.1％増益を見込む。減価償却費の31.9％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,835円となる見通し。 引き続きスポンサーである三菱地所や外部の優先交渉権を活用し、資産規模3,000億円を目指す。
