三菱地所物流リート投資法人が、第10期（2021年8月期）決算を発表した。 第10期は、2期連続となる投資口の追加発行を行い、「ロジクロス習志野」等、5物件を取得した。これにより前期比14.9％増益。投資口数が増加するも、1口当たり利益分配金は2.3％増加。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,764円となった。 期末のポートフォリオは22物件、資産規模（取得額合計）は1,704億円、有利子負債比率は32.7％。 第11期（2022年2月期）は、前期に取得した物件の通期稼働や既存物件の賃料増額、投資口発行費用の減少により、前期比5.3％増益を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,099円となる見通し。期末の有利子負債比率は32.3％を想定。 第12期（2022年8月期）は、固都税の増加により、前期予想比3.2％減益を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,910円となる見通し。期末の有利子負債比率は32.4％を想定。 引き続きスポンサーである三菱地所や外部の優先交渉権を活用し、外部成長を目指す。
