三菱地所物流リート投資法人が、第9期（2021年2月期）決算を発表した。 第9期は、投資口の追加発行を行い「ロジクロス名古屋笠寺」等、物流施設5物件を取得。これにより前期比25.3％増益。投資口数が13.9％増加するも、1口当たり利益分配金は前期比10％増加。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,619円となった。 期末のポートフォリオは19物件、資産規模（取得額合計）は1,421億円、有利子負債比率は31.4％。 第10期（2021年8月期）は、2期連続となる投資口の追加発行を行い「ロジクロス習志野」等、物流施設及び底地の計5物件を取得。これにより前期比12.6％増益を見込む。投資口数が12.3％増加するも、1口当たり利益分配金は0.3％増加する。利益超過分配を減価償却費の31.9％相当に増額し、1口当たり分配金（利益超過分配金含む）は6,685円となる見通し。 第11期（2022年2月期）は、第10期に取得した物件の通期稼働により、前期予想比6.7％増益を見込む。減価償却費の31.9％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,099円となる見通し。 資産規模が1,704億円となり目標である2,000億円が視野に入ってきたことから、次の展開として資産規模3,000億円を目指す。
