三菱地所物流リート投資法人が、投資口の追加発行を行う。公募増資は2期連続。 発行口数は41,000口、オーバーアロットメントによる売出口数は2,050口。これにより発行後の投資口数は12.4％増の391,287口となる見込み。 調達額は166億円を想定し、併せて発表した物件の取得資金に充当する。 取得する物件は「ロジクロス習志野」等、物流施設3物件（うち2物件は追加取得）、底地2件の計5物件、取得額は計282億円。これにより取得後の資産規模は19.8％増の1,704億円となる。 これに伴い第10期（2021年8月期）業績予想を修正。新規5物件の賃貸収益が寄与し、10月に公表した業績予想に対し17.4％増益を見込む。投資口数が増加するも、1口当たり利益分配金は前回予想比4.5％増となる。減価償却費の33.5％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,685円となる見通し。有利子負債比率は33.3％と、増資前の30.9％から上昇する見込み。 併せて第11期（2022年2月期）業績予想を発表。新規5物件の通期稼働により、前期予想比7.5％増益を見込む。減価償却費の31.9％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,099円となる見通し。有利子負債比率は33.0％を想定。
