三菱地所物流リート投資法人が、第8期（2020年8月期）決算を発表した。 第8期における物件取得はなし。前期に取得した物件の通期稼働が寄与し、前期比1.4％増益。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,003円となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は1,137億円、有利子負債比率は29.4％ 第9期（2021年2月期）は、投資口の追加発行を行い「ロジクロス名古屋笠寺」等、5物件を取得。これにより前期比23.3％増益を見込む。投資口数が13.9％増加するも、1口当たり利益分配金は前期比8.2％増加する。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は6,520円となる見通し。 第10期（2021年8月期）は、固都税の増加により、前期予想比3.1％減益を見込む。一時的に賃貸収益が減少するため、利益超過分配を減価償却費の34％相当に増額し、1口当たり分配金（利益超過分配金含む）は6,438円となる見通し。 なお、有利子負債比率は、第9期末に31.5％、第10期末に30.9％を想定。 引き続き公募増資と低いレバレッジを活用し、1口当たり分配金の成長と、中期目標である資産規模2,000億円を目指す。
