三菱地所物流リート投資法人が、第7期（2020年2月期）決算を発表した。 第7期は、投資口の追加発行を行い「MJロジパーク春日井1」等、物流施設及び底地計5物件を取得し、前期比34.7％増益。減価償却費の30％相当の利益超過分配を行い、投資口数が24.4％増加するも、1口当たり分配金（利益超過分配金含む）は5,907円と前期比6.9％増となった。 期末のポートフォリオは15物件、1,137億円、有利子負債比率は30％。 第8期（2020年8月期）は、固都税や資産運用報酬が増加する一方、前期に取得した物件の通期稼働、投資口発行費用の減少等により、前期比0.3％増益を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は5,947円と0.7％増となる見通し。 第9期（2021年2月期）は、賃料増額による増収を見込むも、リーシング費用や修繕費の増加により、前期予想比1.2％減益を見込む。利益超過分配を減価償却費の34％と一時的に増額し、1口当たり分配金（利益超過分配金含む）は5,968円と前期予想比0.4％増となる見通し。 引き続き公募増資と低いレバレッジを活用し、1口当たり分配金の成長を図りながら、中期目標である資産規模2,000億円を目指す。
