三菱地所物流リート投資法人が、第6期（2019年8月期）決算を発表した。 第6期における物件取得はなし。固都税や資産運用報酬が増加する一方、前期の一時的な減収の反動増、台風被害による保険金収入の増加、投資口発行費用がなくなったこと等により、前期比3.5％増益。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は5,524円となった。 期末のポートフォリオは10物件、資産規模（取得額合計）は832億円、有利子負債比率は27.0％と前期と変動なし。 第7期（2020年2月期）は、投資口の追加発行を行い「MJロジパーク春日井1」等、物流施設及び底地の5物件を取得。これにより前期比32.8％増益を見込む。減価償却費の30％相当の利益超過分配を行い、投資口数が24.4％増加するも、1口当たり分配金（利益超過分配金含む）は5,839円と前期比5.7％増となる見通し。有利子負債比率は30.1％を想定。 第8期（2020年8月期）は、固都税や資産運用報酬が増加するが、5物件の通期稼働による増収、投資口発行費用がなくなることにより、前期予想比1.4％増益を見込み、1口当たり分配金（利益超過分配金含む）は5,933円となる見通し。有利子負債比率は29.4％を想定。
