三菱地所物流リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は57,150口、オーバーアロットメントによる売出口数は2,850口。 これにより発行後の投資口数は24.4％増の305,815口となる予定。 調達額は179億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「ロジポート大阪大正」等、物流施設3物件、工場の底地1物件の計4物件、取得額は計274億円。これによりポートフォリオ全体の規模は31.8％増の1,137億円となり、資産規模1,000億円を達成する。 これに伴い第7期（2020年2月期）業績予想を修正。 上記4物件と取得済の1物件の収益が寄与し、4月に公表した業績予想に対し33.7％増益を見込む。減価償却費の30％相当額を利益超過分配とし、投資口数が増加するも、1口当たり分配金（利益超過分配金含む）は5,839円と6.3％増となる見通し。 併せて第8期（2020年8月期）業績予想を発表。5物件の通期稼働により、前期予想比1.4％増益を見込み、1口当たり分配金（利益超過分配金含む）は5,933円となる見通し。 有利子負債比率は、第7期末に31.7％、第8期末に31.0％を想定。
