三菱地所物流リート投資法人が、投資口の追加発行を行う。公募増資は2017年9月上場来初。 発行口数は30,300口、オーバーアロットメントによる売出口数は1,515口。 これにより発行後の投資口数は14.9％増の245,815口となる予定。 調達額は80億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、神奈川県厚木市にある「ロジクロス厚木」と、兵庫県神戸市にある「ロジクロス神戸三田」。2物件の取得額は計123.4億円。ともにスポンサーである三菱地所グループが開発した築浅の物流施設。これによりポートフォリオの規模は17.4％増の832億円となる。 第5期（2019年2月期）業績予想を修正。2物件の収益が寄与し、4月に公表した業績予想に対し22％増益を見込む。減価償却費の37％相当額を利益超過分配とし、投資口数が増加するも1口当たり分配金（利益超過分配金含む）は5,445円と3.7％上回る見通し。 併せて第6期（2019年8月期）業績予想を発表。第6期は投資口発行費用がなくなるため、前期予想比2.9％増益を見込む。減価償却費の30％相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は5,445円と前期予想と同額を見込む。 今後の中期的な目標として、資産規模2,000億円を目指す。
