森トラスト・ホテルリート投資法人が、第12期（2022年2月期）業績予想を公表した。10月に公表した第11期（2021年8月期）決算発表時点では、コロナ禍に伴う業績への影響が予測出来ず、業績予想を未定としたが、変動賃料の見通しが立ったことから、改めて公表する。 ホテルサンルートプラザ新宿を除く4物件は変動賃料、うちヒルトン小田原リゾート＆スパ」を除く3物件は最低保証賃料が存在する。 シャングリ・ラ・東京の変動賃料が増加する一方、前期の物件売却益261百万円がなくなること、コートヤード東京とコートヤード新大阪の年間最低保証賃料の差額の減少により、前期比56.7％減益を見込み、1口当たり分配金は1,045円となる見通し。 なお、第11期（2021年8月期）実績と第12期予想を合計した年間分配金（売却益除く）は2,943円となり、最低年間分配金と掲げる2,300円を28％上回る見通し。
