森トラスト・ホテルリート投資法人が、第11期（2021年8月期）業績予想を公表した。4月に発表した第10期（2021年2月期）決算発表時点では、コロナ禍に伴う業績への影響が予測出来ず、業績予想を未定としていたが、変動賃料の見通しが立ったことから、改めて発表した。 ホテルサンルートプラザ新宿を除く4物件は変動賃料、うちヒルトン小田原リゾート＆スパ」を除く3物件は最低保証賃料が存在する。 最低保証賃料との差額を計上する時期が物件によって異なるため、2月期と8月期の収益が大きく異なる。 仮に固定賃料及び最低保証賃料のみで算出した場合、2月期の1口当たり分配金は1,273円、8月期の1口当たり分配金は1,043円となり、年間分配金は2,316円となる見通し。 第11期は、ヒルトン小田原の変動賃料、シャングリ・ラ・東京の売上連動賃料の計上により、1口当たり分配金は1,874円となる見通し。 有利子負債比率は49.1％を想定。
