森トラスト・ホテルリート投資法人が、第10期（2021年2月期）決算を発表した。 第10期における物件取得はなし。GoToトラベルの効果で10月～11月に掛けてホテルの売上げが回復する場面もあったが、コロナ禍の影響が前期よりも長期間に及んだため、固定賃料であるホテルサンルートプラザ新宿を除く4物件の収益が減少。前期比63％減益となり、1口当たり分配金は651円となった。 期末のポートフォリオは5物件、資産規模（取得額合計）は1,085億円、有利子負債比率は49.4％。 第11期（2021年8月期）は、コロナ禍による影響が不明で変動賃料を見積もることが難しいため、業績予想を未定とする。変動賃料が概ね判明する5月以降に開示する予定。仮に変動賃料のホテルの売上げがゼロの場合でも、固定賃料及び最低保証賃料のみの年間分配金の下限が2,300円程度となるため、第11期1口当たり分配金の下限は1,600円程度となる予定。
