森トラスト・ホテルリート投資法人が、第10期（2021年2月期）業績予想を発表した。 10月に発表した第9期（2020年8月期）決算発表時点では、コロナ禍によるホテルの変動賃料の影響を予測出来ず、業績予想を未定としたが、概ね見通しが出来たことから今回公表に至る。保有物件5物件のうち、固定賃料のホテルサンルートプラザ新宿を除いて、賃料算出基準となる期間が第9期よりもコロナ禍の影響を長期間受ける。このため前期比63％減益を見込み、1口当たり分配金は641円となる見通し。 仮に変動賃料のホテルの売上げがゼロとなる場合でも、最低保証賃料を受領できることから、年間の分配金の下限を1口当たり2,300円程度と試算する。 なお、第9期決算における営業収益の減少により、財務制限条項に抵触したが、分配金の支払いや利払い等の運営への影響はないとしている。
