森トラスト・ホテルリート投資法人が、第2期（平成29年2月期）決算を発表した。2月7日上場後初の決算となる。 平成28年7月に「ホテルサンルートプラザ新宿」を取得、9月に「シャングリラホテル東京」等3物件を取得し、私募ファンドとして運用を開始。平成28年2月に投資口の売出しを行い上場した。上場時に公表した業績予想に対し、営業費用が減少し1％増益、1口当たり分配金は3,105円となった。 期末のポートフォリオはホテル4物件、資産規模（取得額合計）は1,020億円、有利子負債比率は47.1％。 第3期（平成29年8月期）は、変動賃料が増加する一方、固都税計上に伴い、前期比5.6％減益を見込み、1口当たり分配金は3,010円となる見通し。 訪日観光客の需要を背景に、スポンサーの森トラストの開発力・運営力を活用し、インターナショナルブランドホテル等、立地や質を重視した高価格帯のホテルに投資していく。
