森トラスト・ホテルリート投資法人（証券コード3478）が、2月7日東証に上場する。 投資対象は、国内のホテル。スポンサーである森トラストグループは、40年以上にわたりホテルの開発・運営を行っており、自社ブランド「ラフォーレホテルズ＆リゾーツ」の他、外資系ホテルと提携し、全国に21物件のホテルを運用する。 上場時のポートフォリオは「シャングリ・ラホテル東京」等4物件。いずれも森トラストの開発物件。4物件の取得額は計1,020億円、平均鑑定NOI利回りは4.3％、平均築年数は9.9年。既に私募の段階で4物件を取得し、運用を開始している。4物件のうち3物件は固定賃料+変動賃料、1物件は固定賃料の契約を締結する。上場時の有利子負債比率は47.2％を想定。 上場時に際し、森トラストが保有する投資口の売出しを行う。売出口数は301,000口。1月23日からブックビルディングが行われ、売出価格は1月27日に決定する。
