投資法人みらいが、投資口の追加発行を行う。公募増資は約2年ぶり。 発行口数は129,500口、オーバーアロットメントによる売出口数は6,500口。これにより発行後の投資口数は7.7％増の1,907,440口となる予定。 調達額は59億円を想定し、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「MIテラス浜松」等、オフィスビル1物件、商業施設1物件、ホテル3物件の計5物件、取得額は計119億円。これにより取得後のポートフォリオ全体の規模は7.2％増の1,782億円となる。 これに伴い第16期（2024年4月期）業績予想を修正。上記5物件の収益が寄与し、6月に公表した業績予想の対し3.8％増益を見込む。内部留保より80百万円を取崩し、投資口数が増加するも、1口当たり分配金は1,150円と変わらない見通し。 併せて第17期（2024年10月期）業績予想を発表。新規5物件の通期稼働により、前期予想比7.0％増益を見込み、1口当たり分配金は1,185円となる見通し。 なお、第16期及び第17期末の有利子負債比率は49％程度を想定する。 引き続き中期目標である1口当たりNAV53,000円、資産規模2,000億円を目指す。
