投資法人みらいが、第14期（2023年4月期）決算を発表した。 第14期は、物件入替えを行い、「MIテラス北上野」等4物件を取得する一方、「マイスクエアビル」等3物件を売却した。期末稼働率は98.2％と前期より0.1ポイント上昇。物件売却益627百万円やホテルの売上回復に伴う変動賃料が寄与し、前期比5.3％増益。136百万円を内部留保とし、1口当たり分配金は1,305円と前期比0.6％減となった。 期末のポートフォリオは38物件、資産規模（取得額合計）は1,662億円、有利子負債比率は49.0％。 第15期（2023年10月期）は、期末稼働率98.9％と前期より0.7ポイント上昇する想定。前期の物件売却益がなくなることや水道光熱費の増加により、前期比16.7％減益を見込む。1口当たり分配金は1,150円となる見通し。 第16期（2024年4月期）は、期末稼働率99.0％と前期予想より0.1ポイント上昇する想定。水道光熱費収支が改善する一方、ミ・ナーラの季節要因に伴う減収により、当期利益は前期と同水準を見込み、1口当たり分配金は1,150円と前期予想と同額となる見通し。 引き続きホテル変動賃料の回復と水道光熱費収支の改善、オフィスの収益改善を推進する。更に外部成長によって、中期目標である1口当たり分配金1,300円、1口当たりNAV53,000円、資産規模2,000億円を目指す。
