投資法人みらいが、第13期（2022年10月期）決算を発表した。 第13期は、「コンフォートホテル長野」と「オリコ博多駅南ビル」の共有持分50％を売却した。期末稼働率は98.1％と前期と同じ。水光熱費や固都税が増加するも、前期に取得した物件の通期稼働や物件売却益113百万円が寄与し、前期比3.5％増益となり、1口当たり分配金は1,313円となった。 期末のポートフォリオは37物件、資産規模（取得額合計）は1,631億円、有利子負債比率は48.6％。 第14期（2023年4月期）は、「MIテラス仙台広瀬通り」を取得する一方、「オリコ博多駅南ビル」の残り50％を売却する。期末稼働率は98.3％と前期より0.2ポイント上昇する想定だが、オフィスのフリーレント増加や水光熱費の増加等により、前期比2.0％減益を見込み、1口当たり分配金は1,285円となる見通し。 第15期（2023年10月期）は、期末稼働率98.8％と前期予想より0.5ポイント上昇する想定だが、物件売却益がなくなることや、水光熱費の増加により、前期予想比14.4％減益を見込み、1口当たり分配金は1,100円となる見通し。 前期に策定した新中期目標として、1口当たり分配金1,300円、1口当たりNAV53,000円、資産規模2,000億円を掲げるが、当面は物件入替えによる1口NAVの向上に注力する。
