投資法人みらいが、物件入替えを行う。 取得する物件は、仙台市営地下鉄青葉通一番町駅及び広瀬通駅より徒歩5分に位置する、1991年竣工、8階建のオフィスビル。テナントは18社、稼働率は98.4％。取得額は20.22億円。 一方、売却する物件は、JR博多駅より徒歩12分に位置する、2002年竣工、7階建のオフィスビル。テナントは1社、稼働率は100％。売却額は20億円。2期に分割して売却する。 水道光熱費の増加による収益減少を回避するため、物件売却入替えを検討。 本物件入替えによって、物件売却益を2期に分割して計上するとともに、テナント分散や収益性の向上によってポートフォリオの強化を図る。 これらに伴い業績予想を修正。第13期（2022年10月期）は、上記物件の売却益111百万円が寄与する一方、水道光熱費の増加により、1口当たり分配金は1,285円と6月に公表した業績予想より変更なし。 第14期（2023年4月期）は、上記の物件売却益残114百万円やホテルの変動賃料が寄与する一方、水道光熱費やリーシング費用の増加により、1口当たり分配金は1,285円と変更なし。
