投資法人みらいが、物件入替えを行う。 取得する物件は、東京・大阪のオフィスビル、奈良の商業施設の計3物件、取得額は計161億円。 売却する物件は、品川シーサイドパークタワーの共有持分36.6％。最終的な売却先はスポンサーである三井物産グループが組成予定の私募REITを予定。売却額は120億円、簿価との差額は251百万円となり、売却益が第4期（平成30年4月期）に発生する。残余持分63.4％は投資法人みらいが継続保有する。また今回取得予定の「東京フロントテラス」も私募REITと共同保有する予定。 物件入替えに伴い、ポートフォリオ全体の規模は4.4％増の1,051億円と微増だが、ポートフォリオのリスク分散とNOI利回りの上昇を図る。 これに伴う業績予想は、第3期（平成29年10月期）は変更なし。第4期（平成30年4月期）は、売却益が発生する一方、取得予定物件の「奈良平城プラザ」のリニューアル工事を予定しているため、改めて公表する。
